Terms and Conditions of Stay – Villa Essenza

Welcome to Villa Essenza!

These Terms and Conditions govern the use of this website and the accommodation rental agreement entered into with Wonders Liguria di Minetti Ilaria, operating at the property accessible via https://www.villaessenza.it.

By making a booking or browsing this website, the guest/user fully and unconditionally accepts the terms specified below.

1. Subject of the Agreement and Guest Responsibilities

1. Care of the Property: The guest agrees to treat the property, furnishings, appliances, and outdoor/garden areas with the utmost care.

2. Reporting Pre-existing Damage: Any damage, defects, or malfunctions already present upon arrival must be reported to management immediately. In the absence of an immediate report, any damage discovered at the end of the stay will be charged to the guest.

3. Damage During the Stay: Any damage caused to the property or its contents during the stay must be reported immediately. The guest is financially liable for damage resulting from intent or gross negligence.

4. No Smoking Policy: Smoking is strictly prohibited inside all indoor areas of the house.

2. Booking Terms, Payments, and Cancellation Policy

• Deposit and Confirmation: At the time of booking, a 30% confirmatory deposit of the total stay amount is required via credit/debit card, securely processed through the Stripe platform.

• Final Balance: The remaining 70% balance will be automatically charged to the same credit/debit card provided during booking 14 days prior (-14 days) to the check-in date, or immediately upon booking in the case of a last-minute reservation.

• Cancellation Policy:

  • Free Cancellation: Free cancellation with a full refund of the 30% deposit is granted for cancellations received up to 15 days prior to the check-in date.

  • Late Cancellation and No-Show: For cancellations made 14 days or fewer before check-in, or in the event of a No-Show, no refund will be issued, and the full total amount (100%) of the stay will be charged.

  • How to Request a Cancellation: Simply send an email containing your booking reference code to wonders.liguria@gmail.com or send a WhatsApp message to +39 347 738 7047.

3. Check-in, Check-out, and Guest Registration

• Arrival and Departure Times:

  • Check-in: The property is available from 5:00 PM to 8:00 PM on the day of arrival.

  • Check-out: The property must be vacated no later than 10:00 AM on the day of departure.

• Legal Requirements (T.U.L.P.S.): Pursuant to Art. 109 of the Italian Public Safety Act (T.U.L.P.S.), all guests staying at the property must present a valid official photo ID (Identity Card or Passport) prior to or upon arrival for mandatory registration with the police authorities.

4. Pets and Children Policy

• Pets: Dogs and other pets are not permitted on the property.

• Children: Children aged 0 to 4 stay free of charge.

5. Limitation of Liability and Force Majeure

1. Service Interruptions and Force Majeure: Wonders Liguria di Minetti Ilaria shall not be held liable for disruptions or delays caused by force majeure events, such as sudden and temporary power, water, or gas outages by utility providers, extreme weather conditions, or nearby roadworks and construction not managed by the property. Management commits to providing full assistance to resolve any inconvenience as swiftly as possible.

2. Personal Belongings: Management is not responsible for the loss, theft, or damage of personal belongings left unattended inside or outside the property in the event of theft or fire.

3. Amenities and Facilities: The use of the house facilities and any equipment provided (e.g., BBQ, outdoor furniture, sports gear) is at the guest’s own risk.

6. Wi-Fi Connection

The property provides guests with free Wi-Fi access.

• Access is provided as a complimentary service for the duration of the stay.

• It is strictly forbidden to use the property's Wi-Fi network for illegal activities, copyright infringement, or browsing websites non-compliant with applicable laws.

• The property does not guarantee uninterrupted service in the event of technical failures attributable to the Internet Service Provider (ISP).

7. Intellectual Property and Licensing

Unless otherwise specified, Wonders Liguria di Minetti Ilaria holds the intellectual property rights for all text, images, and graphic content on https://www.villaessenza.it.

It is strictly forbidden to reproduce, duplicate, sell, rent, or redistribute material and images from the website without prior written authorization.

8. Cookies and Personal Data Processing

1. Privacy: Personal data collected during booking will be treated with the utmost confidentiality and processed exclusively for statutory obligations (e.g., guest registration reporting, tax compliance). For further details, please refer to our Privacy Policy.

2. Cookies: This website uses technical cookies strictly necessary for the operation of the booking platform, as well as analytical/profiling cookies subject to user consent given via the cookie banner.

9. Applicable Law and Jurisdiction

These Terms and Conditions are governed by and construed in accordance with Italian Law.
